Relation Between Rent Amount and Environmental Certification
Original language description
A responsible approach both to the environment and the principles of sustainable development in recent years not only concerns the corporate ecology itself, but it also overlaps into the field of design and construction of buildings. The concept of sustainable construction of buildings, which is based on three main pillars of sustainability, including the quality of the environment, social and cultural aspects as well as economic efficiency, is closely related to it. The main tasks of sustainable construction include more efficient use of materials, increasing the energy efficiency of buildings, reducing the drinking water consumption together with the use of rainwater for the operation of buildings. The need to assess buildings and their impact on the environment came hand in hand with the development of sustainable construction. Therefore, the first environmental certifications of buildings were created in the 1990s, which mainly assess how the building affects its surroundings during its entire life cycle. Number of certified buildings has been increasing worldwide following the development of environmental certifications, and the situation is no different in the Czech Republic. It results in increasing need to determine the market value or usual price of certified buildings. However, no methodology currently exists in the Czech Republic that would address this issue. There is also no comprehensive output that would examine the impact of environmental certification of a building on its value. For this reason, the presented paper deals with the evaluation of the impact of environmental certification on the rent amount for office buildings located in the cities of Prague and Brno. A paired t-test which was used to test the databases containing offers of office space rent was used as a method for assessing the impact of environmental certifications on the rent amount.
