    The authors of the contribution focused on issues related to emplacing buildings, its particular forms and furthermore on influence of possibilities to emplace a particular type of building on the value of the land. The type of a building being placed on the land, its size, its future way of use, or other parameters have a crucial impact on the value of the land, so the authors focused not only on the issues from the perspective of valuation, but also in terms of potential emplacement of certain types of buildings on specific lands. From a general point of view, it could be said that also the possible future use of the land has a significant impact on its price, so it is strongly reflected in the valuation of land price. In the first part of the paper authors dealt with the issue of emplacing buildings in terms of the current legislation, not only in the Czech Republic but also in other selected European Union countries. As stated above, the possibility of emplacement of a certain type of a structures on land is very important for a deciding on the type of building (family house, multifunctional building, production building, road, etc.), which is decisive for determining of the value of the land itself. The authors studied possibilities, how to take into account this attribute of the land in the process of determining its value, in terms of simpler "method of the class position", or more complicated "method best and highest use." Following the above, the authors also discussed the issue of pricing of land just depending on the future type of building. The paper includes basic procedures and formulas of the method for determining the value of the land with the reasons. The method is applied to a specific example in the end.
