Systems approach to limit states in assessment of buildings
Original language description
A new phenomenon that is a limit state of the whole object was proposed for use in evaluation. The term limit state is commonly used for reliability assessment of technical objects, but not for economic evaluation of objects. Its implementation allows to specify more precisely the object condition, which is assessed at the end of its useful life and to clarify approaches for assessment of its life. In this article appropriate classification of limit states is implemented for these purposes. It is recommended to distinguish thoroughly between the limit states of object and environmental. For object limit states it is distinguished whether they relate to the object properties of the structure or with structure functionality. For environmental limit states it is distinguished whether their origin relates to environment influence on the object or object on its environment. Moreover it is recommended to distinguish between potential and real limit states. The classification implementation allows in the system approach to estimate the time period of other useful life of buildings and to come out from clearly defined causalities. These work approaches are defined with aim to contribute to an improvement in quality of experts and other appraisers of real estate.
