    THE IMPACT OF CERTIFICATION ON THE RENTAL OF OFFICE BUILDINGS IN THE CZECH REPUBLIC

    Buildings produce about 30 % of all greenhouse gases and consume about 40 % of globally produced energy. Construction industry significantly contribute to climate changes. One approach to limiting greenhouse gas production is construction and operation of buildings according to the principles of sustainable construction. There are 186 certified (green) buildings in the Czech Republic. Approx. 48 % of total amount represents an office building. For this purpose, the LEED and BREEAM global certification programs and one local certification program, SB TOOL CZ, are used in the Czech Republic. The paper deals with the position of environmental certification of office buildings in the Czech Republic building office market. Impact of basic price factors is tested. Influence of the green certification (e.g. BREEAM, LEED) on the rent of offices is tested as well as are tested other typical/basic price/rent factors like building size, location of the building including neighborhood, price level of building plot and availability of restaurants, shops and other services. Also ability to use public transportation (bus, tram) and availability of train stations and train connection is considered. Energy class of building, available parking area for employers and visitors is a part of basic price factors. Price factors, including green certification, are tested in the database of certified and non-certified office buildings in the Czech Republic. 371 bids for offices are included to the database. The database include only office buildings finished after year 2008 to ensure homogeneity of compared samples. The database was compiled in the period I.Q to III.Q of 2019.
