The relations between land rent and price of agricultural land in the Czech Republic
Original language description
Great share of rented land in the Czech Republic requires an assessment of the relation of land rent to price of land. This relation together with other factors influences the market with rented land. Price of land is primary influenced by location, sizeand purpose of use of purchased land. An average market price of agricultural land regardless of the location, size and purpose of land use was significantly different in different years. The ratio between land rent and market price of land referred toas the capitalization rate has been increasing monotonously since 2003. The payback period that is reciprocal to the capitalization rate corresponds to the standards of European developed states. An average growth rate of land rent should not exceed 6 %not to lead to a mismatch between the development of land rent and land prices or to a start of disproportionate growth of land price.
