Original language description
The article deals with determining of the level of capitalization in process of property valuation by yield method. Capitalization rate is in the yield valuing of real property very sensitive issue, since there are many methods you can use to reach the variant results of its. Article describes the evaluation of level of capitalization by using of standard methods. Research part deals with the methodology of analysis of its different values in different localities of the Ostrava city on the basis of broken down into locations according to the degree of flood risk zone. Application of knowledge and outputs from this research is seen in the capitalization rate specification for the correct calculation of the yield value of the property where it can be assumed that the level of capitalization rates in flood zones will be lower than outside.
