Original language description
The paper is focused on the determination of capitalization rates on the apartment´s market of the city of Ostrava. This topic is relevant in terms of market valuation, since the value of the capitalization rate significantly determines the final value of the property by usage of the income approach. The aim of this paper is to determine the gross capitalization rate on apartment´s market in Ostrava according to selected characteristics – by city localities, size of apartment and type of ownership. It is based on data obtained based on the analysis of market prices and rents of apartments in Ostrava districts. The data collection was carried out by usage of techniques of data mining and by own software solution. The analyzed and calculated spatial values distributions are processed into cartographic outputs.
