    The article describes the effect of moisture on the mechanical properties of gypsum-based ternary system. The ternary mixture consists of gypsum, lime and metakaolin. Mixture without metakaolin lost strength in the wet environment while the compressive strength of the ternary mixture increased. Ternary mixture has lower porosity and density. The values of water vapor diffusion resistance factor are higher than it is usual for gypsum materials.
