    Reconstruction and regeneration works represent a prominent part of today’s civil engineering. There are a large number of huge brown fields reconstruction projects, infrastructure projects, etc., that need huge investment and budgets. Very good contract management is absolutely necessary on these projects in both the private and public sectors, and some form of a standard contract should be used for such complex projects. If contract management is not applied (or is being applied improperly) it may have a negative impact on the project. An EPC/turnkey (Engineering, Procurement and Construction) contract is optimal for the projects, where the owner is able to determine goals at the beginning of the project, clearly define demands, and is mainly focused on the time of realization. It could therefore be a useful tool for reconstruction projects. In spite of the clear advantages of standard contracts, there are still contractors who refuse them. The research applies a qualitative approach to find the weak points of a standard contract and to define contractors’ reasons for refusing standard contracts. It is based on a wide number interviews and reviews of several case studies. The research brings the reasons for standard contracts being applied, and explains their possible advantages. The research has confirmed that standard contracts could work in the Czech construction market as well and that they can bring better results for the project.
