    UTILIZATION OF BIM DURING ARCHITECTURAL STUDY

    Most projects in civil engineering starts with architectural study. It is important to define right tools and methods of designing using building information modeling (BIM) methodology in this early project phase. In most cases, architects and investors do not know all the benefits that use of BIM design brings in the future phases of the project and whole lifecycle of the building. These benefits may be utilized to achieve better sustainability and higher efficiency of construction project. Correct implementation of BIM (from the very beginning of project to the end of life cycle of the building) is one of the keys to sustainable development and optimal usage of resources in the future. The paper shows the way how to define types of tools that can be utilized by architects that would like to start with BIM design. It defines their strengths oppose to classical approach to designing. The emphasis is put on a proper BIM utilization, as opposed to simple 3D modeling, which is often wrongly presented as BIM. Study of internal processes of six architectural offices was conducted during this research. Using the literature reviews and results from the study of designing workflows the paper presents a way that architects can follow, to implement BIM into their workflow. One of the possible ways to process BIM documentation in these early stages of the design is presented at the end of the paper.
