This paper deals with the decision-making process of clients when buying a property. Real estate should currently be primarily intended for permanent housing. Buying a property is becoming a major investment for many people. Therefore, the subjective view often enters into decision-making processes. Subjectivity can be misrepresented because many factors affect price levels of real estate. The real estate and construction market is a very demanding and specific area in which many entities are involved. By ignorance and lack of information of the general public, these markets can be distorted. By creating a tool for initial and quantifiable property selection decisions, time and cost should be saved in the first stages. In this paper is introduced decision model, which is created on the basis of personal knowledge of local market of district town Teplice in Czech Republic. A total of seven apartments are included in the model, two of which are recommended for more detailed analysis. Selection is based on an evaluation of 17 parameters. These are mainly location, technical condition, availability of public transport, orientation to cardinal points, etc. These parameters are assigned weights and are subsequently assessed using two methods of value management. The subject of this research should also be approaching the topic to the general public through state institutions operating in the field of real estate trade. The aim is to create a basic structure of a multi-criteria model for deciding on the choice and subsequent purchase of real estate.
