    Relation between the operating costs of buildings and environmental certification

  • Original language description

    Construction and subsequent operation of buildings fall among the main consumers of material and energy resources, while contributing to environmental pollution. Sustainable building construction therefore responds to the requirements of sustainable development and introduces a new approach to the design, construction and operation of buildings with the aim to reduce negative impacts on operating costs and thus on the environment. Operating costs generally represent the sum of the costs incurred for the operation of a building through its entire life cycle. These are the costs of all the supportive activities that comprehensively guarantee that the building fulfils the purpose for which it was built. Basic operating costs are the same for all buildings. They include the costs of heating/cooling, water heating, electricity, water and sewerage charges, waste disposal, property insurance, cleaning of the building, security of the building, environmental charges etc. Assessment of the building quality and its environmental sustainability is carried out using certification systems. There is a wide choice of the certification systems in the world, the most common ones being BREEAM, LEED, HQE and DGNB. Since 2010, there is also a national tool in the Czech Republic for building quality certification conforming to local conditions, called SBTool CZ. This paper therefore examines the relation between the operating costs of buildings and environmental certification on selected administrative buildings in the Czech Republic.
