Conversion Potential of Vacant Office Buildings: Opportunities for Sustainable Urban Development in Prague

  • Original language description

Office buildings suffering from structural vacancy represent a potential for sustainable urban development, particularly in central city areas. Adapting these buildings for residential use is a viable strategy to address the broader issues of structural office vacancy, the high demand for new housing units, and increasing land consumption. Using geographical spatial analysis, data from the Prague Geoportal and Urban Analytical Documents are utilized to identify office buildings that meet specific location-based criteria essential for successful adaptation to housing. Incorporating zoning plans regulations, environmental risks, and accessibility to amenities, the analysis reveals that nearly 60% of identified office buildings in Prague demonstrate strong location-based potential for residential conversion. In contrast, 10% of office buildings are unsuitable, primarily because of traffic-related environmental constraints and industrial zoning limitations. These findings contribute to the broader discourse on sustainable urban transformation, emphasizing the importance of location-based criteria in determining the success of conversion projects.
