Based on the specifics of the real estate market, the aim of this paper is to determine whether the equilibrium price of a property corresponds with its open market value usually set in the valuation practice and, subsequently, to discuss the potential differences. As a practical example, the theoretical basis of pricing strategies is applied on the real estate market.
