The EU enlargement is one of the most discussed topics in the Czech Republic nowadays. The membership in the EU will affect all aspects of life. In our paper we focus on the impacts on real estate market. The questions what will happen on this market, how will supply as well as demand side react, what to expect considering the real estate prices or whether the real estate investment will rise or fall down are quite frequent. Answering all these difficult questions needs first to have a look at the realestate investment as a whole.Our paper will deal with various aspects that can influence the real estate investment decision-making process, concerning on methods and predicting the situation on the real estate market in the context of EU enlargement asin 2003 the Czech Republic should do final steps towards the European Union accession.
