    The EU enlargement was one of the most discussed topics in the Czech Republic a few years ago. In this paper I focus on the impacts on real estate market after the enlargement three years ago. The questions, what happened on this market, how supply as well as demand side react nowadays, what to expect considering the real estate prices will be discussed. This paper deals with various aspects that influence the Czech real estate market in the context of EU enlargement in the first part. The Czech Republic is a small open economy with stable political and economic environment and moreover its geo-position makes it an attractive place for investment. The Czech Republic has economic growth nowadays. The other part of the article describes causes of occurrences of bubble on the real estate market. The last part of the article is focused on real estate in the Moravskoslezsky region.
