    Scope of BIM Implementation in the Investment Phase of a Construction

    Building Information Modelling (BIM) is a tool that modern construction uses to deal with sustainability issues. This system brings together different branches within one project, which provides efficient information flow among specific professions, facilitates implementation of the building into operation and sustaining the information over the whole building life cycle. This allows facility management of the building to be efficient over its whole lifetime, including the final deconstruction. BIM is not just a trend; it is an internationally recognised construction tool providing a wide range of possibilities of use. Enough BIM projects have been developed to support ordinary and full implementation of the tool in construction processes. The projects should be continuously assessed and data collected in order to evaluate advantages and efficiency of BIM on the facilities built. A complex system of assessment should be introduced, which would provide information on the process and final outcomes of applying BIM into the project in terms of sustainability, economy, process cohesion, data administration and operation efficiency. This system of assessment can be a tool for orientation when the investor needs a clear understanding of whether all important measures, which had been agreed, were introduced and taken properly so that the advantages of BIM can be expected to their full extent. To describe the method of applying BIM in a project, KPI indicators are used.
