Large amount of electric energy consumption in office buildings is caused by HVAC (heating, ventilating and air-conditioning) system. For that reason new methods for reduction of operating costs in HVAC systems are searched. Early detection of HVAC failures can reduce these costs. Advanced diagnostic methods need large amounts of sensors. This cause a problem, because HVAC systems include the smallest possible number of physical sensors (primary for automatic closed-loop control). The concept of virtualsensors enables to increase number of sensors without a need of installation of new physical sensors. For creating of virtual sensor is necessary to reveal the mathematical model describing functional relation between estimated value and measured value(or values). For development of these mathematical models (relations) an experimental HVAC system was created. It is special test bed consisting of standard HVAC unit complemented of large sensor network.
