The European Union and the government of the Czech Republic put an emphasis on the energy efficiency of buildings and on the foreknowledge of energy performance of individual buildings nowadays. This paper deals with the requirements of an energy performance assessment according to a fundamental change in the Energy Management Act (Act No. 406/2000 Coll.). From 2013 this act has introduced, in some cases, an obligation to process the Building energy performance certificate even for existing buildings. It is essential to know all constructions and their exact compositions and dimensions for the correct assessment. In the case of existing and often older buildings it is difficult to determine these facts. In this paper selected material compositions of characteristic constructions are compared and their influence on the value of transmission heat loss coefficient is set. The evaluation of existing buildings is a demanding process in all situations. This paper shows and comments on a diagram (steps) of the appropriate evaluation process of the existing building in relation to procuring the precise Building energy performance certificate. This article briefly outlines possible impacts of the use of unreal certificates on the real estate market too.
