Brownfield regeneration issue is very similar in all V4 countries, because all countries underwent a similar historical social-economic development in the past. It means that brownfield formation causes and particular types of them are not very different. Brownfields existence causes a lot of economical, urban, social and environmental problems and it is clear, that an elimination of these problems has great positive impact both on particular brownfield site and on its surroundings. Unfortunately, thesebenefits are hardly measurable and financially ratable, therefore, they are not judged significantly by particular brownfield regeneration accounts. However, it is possible to determine rate of these benefits, especially on a basis of mathematical modeling tools. It is possible to predict future long-term development in the case of brownfield regeneration. So, the contribution is orientated on a process of this modeling description and it states practical example of this kind model made
