The paper deals with the monitoring of main qualitative indicators and their direct influences on the use of public spaces around residential complexes such as courtyards. The monitoring indicators are accessibility, functionality, safety: comfort and hygiene. The output from the paper is to achieve a comprehensive view on the issue of their effects on quality of living, comfort of their users and usability of public spaces pointing out the deficiencies identified based on conducted case study.
