Housing as such significantly influences the quality of life, it reflects the social and cul-tural level of the society. The current trend is to explore the ways of sustainable housing. The needs of people who have more difficult access to housing, due to their age or health conditions, are in current Czech legal environment reflected in specific requirements on construction and technical parameters of barrier-free flats with extreme demands on the layouts. On the current real estate market the barrier-free flats are represented very little, because the ordinary housing is not a subject to this regulation. Therefore, for needs of people who have more difficult access to housing due to their age or health condition, the ordinary housing is a barrier one.
