In today's world, the growing interest in digitization and automation extends to the construction industry, which is no exception. Enter Construction 4.0—a revolutionary shift aimed at increasing efficiency, reducing costs, and improving sustainability. At its core lies Building Information Modeling (BIM), a key technology shaping the future of planning, design, construction, and facility management. BIM also fosters innovation and creative approaches to solving challenges in construction. This tool effectively supports sustainable building practices, emphasizing energy efficiency, material optimization, and waste reduction. While BIM is often associated with new construction projects, its implementation in existing buildings is even more critical. Creating a high-quality model of an existing structure requires accurate data on its current state, which serves as the foundation for developing a digital twin. Pasportization is an essential tool for efficient building and equipment management in this process. Modern methods such as laser scanning are frequently employed, enabling the creation of precise 3D models composed of point clouds. Although the BIM method is challenging to implement, it represents a powerful tool that delivers efficiency and innovation in modern construction.
