Real estate is one of the essential goods, consuming large share of household expenditure and assets, and a significant part of economic activity. By affecting households' net wealth and their capacity to borrow and spend, as well as profitability and employment in the construction, real estate services and financial service industries,as well as development in house prices can have major macroeconomic implication.This paper will deal with conception of market efficiency in the first part. The efficiency is described by three conditions. The Czech Republic and its real estate market have undergone transformation from planned to market economy, and there have been also several transition-specific factors that influence their dynamics.Some of these factors have increased efficiency of the real estate market.
