The paper deals with the analysis of the price level of the offered housing units in the district town of Teplice in the Ústí nad Labem Region. On the basis of the price level, the financial availability of housing is determined. To understand the real estate market, three periods are first monitored (12/2017, 03/2018 and 09/2018). Data for the first two periods was obtained from the software EVAL, which was developed at the Faculty of Civil Engineering in Prague. Data for the last period are based on a detailed search for real estate offers on websites. The offers in the last period are assigned to the individual parts of the city, the cadastral areas. Teplice is divided into seven cadastral areas (Teplice - town, Trnovany, Řetenice, Nová Ves, Prosetice, Sobědruhy and Hudcov). The analysis is always focused on the number of offers in the relevant cadastral area, the average price per property, the average price per m2, the average usable area, the type of construction and the type of ownership. Financial availability is counted as a number of monthly gross wages, which are needed to buy real estate with an average usable area and an average price per square meter. The calculations are compared with the results of the largest regional real estate market, the capital city of Prague. The situation on the real estate market in Teplice is marginally supplemented also in terms of other offered properties (apartments for lease, houses for sale and land for sale). The bid prices are compared with realized prices in each cadastral territory. The price level and financial availability are found in individual city districts and put into context with statistical data for the district of Teplice.
