    The green building is characterized by high environmental friendliness and efficient use of natural resources throughout the building’s life cycle, with a high emphasis on user comfort. We can designate this type of building as a “sustainable”, “gentle” or “certified” building. The green building is characterized by many aspects based on the principles of sustainable development. The key principle of sustainable development is, above all, the balance between the three basic areas - the environment, social aspects and economic aspects. Green buildings are designed to achieve the most effective balance between these factors. The aim of the paper is to define the assessment criteria for the SBToolCZ (Czech certification system) in the area of Facility Management and User Documentation for administrative buildings in their operational phase. Compared with foreign certificates SBToolCZ is cheaper and is kept in Czech. SBToolCZ is based on an internationally recognized method and evaluates criteria very similar to the other foreign methods. The development of the proposal for the assessment criteria structure is based on the analysis of the world’s most recognized certification systems, such as LEED, UK BREEAM and the German DGNB System. Each certification system is conceived and structured in a different way; therefore, a thorough comparative study of their rating systems was necessary to identify areas that might be relevant to the issue of interest. The analyzed outputs need to be evaluated in the context of the SBToolCZ certification system and suitably complemented with our own experience in the assessment of the quality of facility management and project documentation.
