In past decade, ending in 2007, the global real estate market was in growth phase. Since the second half of 2007 in the U.S., respectively since early 2008 in Europe, there is a stagnation as a result of economic crisis, in some regions even the declinein real estate prices. The dominance of Prague in residential market of the Czech Republic grows as many of the regional projects were put on hold during the crisis, developers re-focusing on the capital. Prague residential market nowadays accounts for the vast majority of demand and new supply of residential dwellings in the Czech Republic, residential market in Prague represents about 15% of the overall residential stock and almost one half of all residential development. It also accounts for the mostexpensive residential real estate for both old and new stock.
